Policies and Guest Information

If you choose to stay at It Shore Is Nice we will expect you to abide by the following policies. A complete copy of the “Policies and Guest Information” document will be provided to you with your rental agreement.

1. Deposit: A security deposit of $200.00 USD and a 50% booking deposit is required at rental time to reserve your stay. The balance is due 30 days prior to rental via mail. Payment can be made by cash, check or money order. Your security deposit will be refunded in full within 7 days of your departure barring no damage.
2. Cancellation Policy: In the event that you may need to cancel your reservation we will refund your money in full less a $100.00 USD booking fee if we are able to rebook the property. If we are unable to rebook the property we will refund 50% of your money.
3. Available Schedule: It Shore is Nice is available for weekly rentals only. Weekly rentals arrive @ 4PM on Saturday and depart @ 10AM on Saturday.
4. Bed Tax: Yates County Bed Tax is collected on the weekly rental rate. A 4% bed tax is due to Yates County New York for short term rentals paid by the owners. This will be collected with your payment.
5. Insurance: General liability, property and fire insurance is carried on this property as required. The guest is solely responsible for their possessions, their guests and any injury to themselves and their boat.
6. Cleaning: We clean, disinfect and inspect “It Shore Is Nice” prior to each arrival. Having and maintaining a clean cottage is of the utmost importance to us. The fee for the cleaning service is INCLUDED in your rental fee. Basic cleaning supplies, tools and products are provided in the cottage for your use. You will be started with toilet paper and paper towels for your weekly use.
7. Linens: Pillows, blankets and comforters and bath towels are INCLUDED, as well as kitchen dishtowels. You are required to bring your own beach towels.
8. Pets: No pets are allowed. Violators of our pet policy may be asked to leave the property without refund.
9. Occupancy: Our cottage has a MAXIMUM occupancy of 6 persons. Children under the age of three are not included in the occupancy count. If you exceed the stated occupancy at anytime during your stay; we may ask you to leave the property without a refund. Large gatherings or parties are not permitted.
10. Parking: We have parking for two vehicles only. We do not allow tents, campers, boat trailers or motor homes on our property. There simply is not enough room to accommodate them. Boat trailers are permitted to be parked up on Route 54 in one of the designated parking areas.
11. Smoking: Smoking is permitted only outside of the cottage for the convenience of all guests.
12. Courtesy: “It Shore Is Nice” is in a beautiful neighborhood surrounded by other rental cottages and year around family cottages. We expect that you be respectful of the neighbors. Quiet hours should be observed between the hours of 10 PM and 9 AM. Any guest that is disruptive may be asked to leave the premises and if any issues continue we reserve our right to contact the appropriate authorities. We would like to maintain a family-friendly atmosphere for our guests and neighbors alike.
13. Telephone: There is no landline telephone available.
14. Respect for the Cottage: We lovingly decorate and furnish the cottage with new and antique furniture for appeal. We continue to upgrade and improve each year to keep your rental experience a comfortable one. Please respect the items that have been provided for your use and convenience. Guests are responsible for any major or intentional damage to our cottage.
15. Water: Keuka Lake is the source of water for the cottage, and although the water is potable, we suggest bringing bottled water for drinking purposes. Use of lake water for showering or washing dishes should be fine.
16. Zebra Mussels: These are small shellfish that inhabit some of the local Finger lakes. They group together on rocks and other objects and their shells can be quite sharp. Please wear water shoes while wading in the lake for your own protection.
17. Trash, Recycle Days: Trash and recycle are picked up weekly on Tuesdays.
18. Bonfires: Beach bonfires are permitted in the designated fire pit only. Firewood may be provided. Firewood can be purchased in Penn Yan at the local stores. Please NO FIREWORKS – sparklers only.
19. TV’s: TV’s are provided for your convenience in both bedrooms of the cottage. Spectrum Cable is provided with a basic channel lineup for your viewing.
20. Washer and Dryer: These stack-able units are provided for your use during your stay. We request that you hang all beach towels on the deck railings for drying as to keep the electric drying to a minimum.
21. Propane Grill: A propane grill is provided on the deck outside the kitchen area. A propane tank is provided for your use.
22. Kayaks: Two one-person kayaks are provided along with life vests and oars. The user must wear a Coast Guard approved life jacket at all times. Use of the kayaks is done at your own risk and no one less than eighteen (18) years of age may use the kayaks without proper adult supervision.
23. Sunfish: An older sunfish sailboat is provided for the guests use. An operating manual is available if you are not familiar with its operation. A life vest is provided and recommended. The user must wear a Coast Guard approved life jacket at all times. Use of the sunfish is done at your own risk and no one less than eighteen (18) years of age may use it without proper adult supervision.
24. Canoe: There is a tin canoe available for your use with oars.  Life vests are provided and recommended.
25. Paddle Boards:  There are two paddle boards available for your use. The law requires you to wear a life vest while paddling around the lake.
26. Docks: There is a 40′ seasonal wooden dock in the lake.
27. Dehumidifier: A dehumidifier is provided on the lower level for those days in which the temperature and humidly is very high.
28. Wireless Access: There is secure wireless access available.
29. Safety: There are working smoke alarms and CO2 detectors on each level of this cottage for your safety. Fire extinguishers are also available in case of emergency.
30. Boat Hoist: There is a boat hoist available on the dock to accommodate a boat up to 21′.  There is no canopy so you will have to cover your boat in inclement weather.
